Multiple building, multiple phase, master planned industrial park. One building was a tenant directed build to suit which was purchased by tenant upon completion. Another building was a build to suit with a long term lease and option to purchase (the tenant purchased the building in year two).

IDM purchased excess land from a multi national food distribution company, that required an adjoining building to their campus. Instead of building and owning their expansion facility, the company selected IDM to construct a state of the art high cube distribution facility, which they leased under a long term lease arrangement.

IDM acted as a fee based project manager and handled all aspects of site acquisition, entitlement, construction and tenant improvements of this corporate office and hospital products manufacturing facility. The initial building of 85,000 sq. ft. was designed for expansion, which took place in 2005.
IDM purchased building B along with 6 acres of expansion land, under a long term sale lease back to a regional moving and storage company. Building C was constructed under a build to lease with shared ownership arrangement. Building A is site plan approved for future construction.
